What it's like

What it's like.

Advance is a community in Davie County, sitting just west of Clemmons and Lewisville along the I-40 corridor.

The population is small — just under 1,500 within the town proper — but the surrounding area it draws from is considerably larger, and the address carries weight with buyers who know the Triad. Winston-Salem is roughly 20 minutes east. Charlotte is under 90 minutes south. Piedmont Triad International Airport is about 30–40 minutes away.

What sets Advance apart is the combination of space, setting, and established community infrastructure that's hard to find this close to a major metro. The housing stock skews toward larger single-family homes on generous lots, with a meaningful share of custom construction and upscale communities. Oak Valley is probably the most recognized name here — an Arnold Palmer-designed golf community with a pool, tennis and pickleball courts, a playground, sidewalks, and a well-established neighborhood feel that's taken decades to build. Bermuda Run sits just adjacent — a gated country club community in Davie County with golf, dining, and a lock-and-leave lifestyle that appeals heavily to retirees and second-home buyers. Both communities represent a different kind of living than what you find in the closer-in Winston suburbs.

The Yadkin River and Yadkin Valley wine country run through this part of the county, with Tanglewood Park just minutes away in neighboring Clemmons. Rayson Winery & Vineyards is three miles from the heart of Advance. The landscape here has a different character than the more developed suburbs to the east — rolling terrain, mature trees, and a rural feel that doesn't require you to actually give up suburban amenities.

For daily needs, residents pull toward Clemmons for most of their errands — it's a short drive and fully serviced. The trade-off for the space and setting in Advance is that you're not walking to anything.

Good for

Who it works for.

  • Buyers looking for established golf and country club communities — Oak Valley and Bermuda Run are both well-regarded and hard to replicate elsewhere in the Triad
  • Move-up buyers and those at the higher end of the market — Advance skews toward larger homes on larger lots, and the price point reflects that
  • Retirees or near-retirees looking for a quieter pace with community amenities and easy highway access
  • Remote workers and those with flexible commutes who want space without feeling far from everything
  • Buyers drawn to the Yadkin Valley lifestyle: wine country, the river, and outdoor recreation as part of day-to-day living

Less ideal for

Where it's not the right fit.

  • First-time buyers or those working with tighter budgets — median list prices have been running in the $425,000–$460,000 range, and the upper-end communities push well beyond that
  • Buyers who want walkability or proximity to a commercial corridor for daily errands
  • Anyone looking for new construction at entry-level price points — Advance skews established and upscale
  • Buyers who want to be close to downtown Winston-Salem without a meaningful commute
The little stuff

What locals actually say.

No. 01

Oak Valley is its own draw.

An Arnold Palmer golf course, pool, tennis, pickleball, sidewalks, and decades of established community character — Oak Valley is the kind of neighborhood that doesn't happen by accident. Buyers who are specifically looking for that package tend to find it here and stop looking. It's worth a visit even if golf isn't your thing, just to understand what the community feel is actually like on a Saturday morning.

No. 02

Bermuda Run is a different conversation entirely.

Gated, HOA-maintained yards, country club access, and a lifestyle that's closer to resort living than typical suburban homeownership. It draws a specific buyer — and for that buyer, it's usually exactly right. If lock-and-leave with amenities is the goal, it's worth understanding what the HOA covers and what it costs before you fall in love with a listing.

No. 03

Davie County taxes are worth knowing about.

Advance sits in Davie County, not Forsyth. Davie County has its own tax rate and school district, both worth confirming before you close. The school district is smaller and more contained than Winston-Salem/Forsyth County Schools, which some prefer and others want to research carefully. Confirm current boundaries and ratings directly with Davie County Schools before making school assignment a deciding factor.

No. 04

The market here moves more slowly than the closer-in suburbs.

At these price points and in this setting, the buyer pool is naturally smaller. Homes spend more time on the market on average than in Clemmons or Kernersville. That's not a problem — it's just the nature of a higher-end, lower-inventory market. If you're buying, it means less competition. If you're selling, pricing strategy and presentation matter.
